Purpose

This role bridges the gap between client commitment and project handoff. You'll act as the Estimator, turning incomplete plans into clear, buildable roadmaps by anticipating scope, costs, risks, and timelines. You'll manage budgets, schedules, and selections in Buildertrend, ensuring the Owner has everything needed to approve baselines and move projects forward.

Key Responsibilities

• Feasibility & Approvals: Support due diligence, permitting, utilities, and HOA/ARB approvals.
• Estimating: Develop budgets from rough-order-of-magnitude through schematic, design development, and permit-ready phases—accounting for assumptions, provisional sums, and contingencies.
• Trade Sourcing: Prepare bid requests, perform takeoffs, collect quotes, build bid comparisons, and recommend awards (final buyout handled by CM).
• Long-Lead Items: Confirm pricing and lead times, and create a Ready-to-Order plan aligned with project milestones.
• Project Systems: Maintain accurate draft budgets, schedules, allowances, and risk/assumption logs in Buildertrend.
• Handoff: Compile and deliver a complete handoff package, ensuring smooth transition to the Construction Manager.

Profile

• 3–5+ years of residential construction experience (design-build preferred).
• Strong skills in conceptual estimating and takeoffs.
• Proficient in Buildertrend, Bluebeam, and/or PlanSwift.
• Highly organized communicator, comfortable working with vendors, designers, and clients.
