Cooper & Gray, LLC is seeking an experienced and motivated Chief Engineer to lead operations at a 125,000 sq. ft. commercial facility. This is a hands-on leadership role ideal for a well-rounded professional with strong expertise in HVAC systems, general building maintenance, vendor management, and facilities software. The ideal candidate is a self-starter with strong communication skills and a proactive, solution-oriented approach.

Key Responsibilities

1. HVAC Systems Management
2. Maintain, troubleshoot, and repair systems including chillers, boilers, RTUs, and split systems
3. Schedule and oversee preventive maintenance
4. Ensure all systems comply with environmental regulations and local codes

1. General Maintenance
2. Perform a variety of maintenance tasks in plumbing, electrical, carpentry, and painting
3. Respond to maintenance requests and building emergencies promptly
4. Diagnose and resolve building system issues efficiently

1. Vendor & Contractor Oversight
2. Source, schedule, and manage third-party service providers
3. Review and negotiate maintenance / service contracts
4. Ensure adherence to safety, quality, and compliance standards

1. Systems & Technology
2. Use BMS, CMMS, and digital tools to manage work orders, maintenance logs, and inventory
3. Maintain records for inspections, warranties, and permits
4. Proficient in Microsoft Office Suite and facility software

1. Safety & Compliance
2. Conduct regular inspections of building systems and safety protocols
3. Ensure compliance with all building codes, OSHA standards, and safety regulations

1. Communication & Reporting
2. Communicate effectively with the property manager, team members, and vendors
3. Prepare reports, maintenance logs, and contribute to facility planning and budgeting meetings
