GENERAL QUALIFICATIONS:

  • Thorough knowledge of the entire Community.
  • Must demonstrate a good working knowledge of computers.
  • Must demonstrate an ability to operate and maintain various machines and equipment, as well as be familiar with the proper use of various hand tools.
  • Must demonstrate the ability to read, write, and communicate in English.
  • Must have good physical condition to perform assigned tasks.
  • Must be able to read blueprints, wiring schematics and other technical documents that apply to building MEP systems.

JOB RESPONSIBILITIES:

  • Evaluate all Corrective Work Orders, assigning to Maintenance Staff throughout the Month those that are to be completed In-House, and interacting with Outside Contractors for those Work Orders that go beyond the scope of the In-House Staff.
  • Above assignments may also be completed personally as deemed appropriate or necessary.
  • Routinely evaluate the progress of all Corrective and Preventive Work Orders to ensure their completion in a timely manner.
  • Routinely conduct Rounds to evaluate the effectiveness of outside Grounds Contractors as well as the Security Contractor,
  • following up as necessary with their respective Supervisory Personnel on concerns or problems.
  • Maintain various Logs and other documentation for the various Systems throughout the Community.
  • Complete Daily Rounds of Main Mechanical Room ensuring that all systems are operational.
  • Routinely evaluate processes and systems to institute positive change with the Director
  • Plant Operations approval and support.
  • Assure credibility of work order system by follow up discussions with maintenance staff and residents.
  • Provide proactive leadership to maintain a well-balanced workflow and a culture of trust and reliability within the maintenance department and community.
  • Maintain all maintenance areas in an organized manner that meets or exceeds OSHA, NEC and NFPA standards.
  • Respond and communicate promptly and professionally to all residents, staff members, and Chesapeake leadership.
  • Perform other duties and tasks as assigned by the Director of Plant Operations and the Executive Director.
